Who Needs a Phase 1 ESA?
Phase 1 (or Phase I)ESAs are part of the environmental assessment of a property typically requested by banks as part of the loan process, but is often done as part of a buyer’s due diligence. ESAs are typically needed for commercial or industrial property transactions, though it is not uncommon to need them for residential properties too. Any property that involves, or is in the vicinity of, gas stations, automotive repair shops, drycleaners, electrical substations, oil/gas wells, manufacturing or industrial facilities handling regulated hazardous waste, landfills, and more could benefit from an environmental assessment.
What is the Difference Between a Phase 1 ESA and a Site Impact Report or an Environmental Impact Assessment?
A Phase 1 ESA is done by environmental professionals for individuals or businesses as part of the transaction of private properties. ESAs are sometimes mistakenly referred to as a site impact analysis or an environmental impact assessment by those outside the field. A site impact analysis most often refers to a traffic study done by state departments of transportation, while an environmental impact assessment is the evaluation of the likely environmental impacts of a proposed project or development.

Steve also has experience in manufacturing and automotive environments, which gives us a thorough understanding of how these facilities operate. Tiffany has taught at the college-level for many years and strives to communicate the sometimes-complex information covered in an ESA clearly.

Please note that the recommendations of the Phase I Environmental Site Assessment dictate if a Phase II Environmental Site Assessment is necessary, which may include subsurface exploration, sample collection, and/or ground penetrating radar.
